Note: Most standard or model by-laws provided in strata legislation allow pets with permission; however, many strata plans have their own by-laws specific to pets. Please request a copy from your strata manager if needed.

I/we understood the following:

The approval is given for the specific animal only. A new approval will be required for any additional or replacement animal.
The occupier must ensure that the animal is kept within the lot and not allowed to roam, dig, soil or otherwise damage common property or another lot.
The animal may be transported across common property to provide access to and from the lot.
The animal must be kept in compliance with all statutory and/or governmental regulations with respect to the care, keeping and control of such animals.
The animal must be vaccinated as recommended by a practising veterinary surgeon and evidence must be supplied to the owners corporation within seven days of the request.
a. the occupier of the lot where the animal is kept shall indemnify and keep indemnifying the owners corporation/body corporate/strata and/or the owner or occupant of any other lot within the scheme against any injury, damage, loss or expense, legal or otherwise incurred or suffered as a result of the animal being on scheme land.
Should the animal
– cause injury or death to any other animal (including any wildlife) on the common property or any other lot
– causes noise or nuisance to any other lot occupier or person lawfully using the common property.

The owners corporation/body corporate/strata reserves the right to withdraw the approval and require that the animal be removed from schemes land. What constitutes damage, noise or nuisance shall be decided by the owners corporation/body corporate/strata in its sole discretion acting reasonably.
Maintain a high standard of cleanliness and sanitation at all times, cleaning and disposing of any animal waste within the lot or common property.
Maintain a high standard of preventative health care e.g. flea and worm treatment.
Accept full responsibility and indemnify the owners corporation for any claims by or injuries to third parties or their property caused by, or as a result of, actions by my pet.
Understand that dogs of a prohibited breed or declared dangerous must not be kept or brought onto the lot or common property.
We shall be liable for any damage to common property caused by the pet and shall pay the owners corporation immediately for any costs incurred in rectifying this damage.
